Please read our accommodation reservation and booking terms and conditions carefully. The following rules apply to all clients and cannot be negotiated. We apologize for any inconvenience this may cause.
Choosing apartment for rent
We offer two accommodation options:
- The quickest and easiest way to find an apartment is to fill out the Inquiry Form on our website specifying the following booking details: scheduled rental dates, number of adults and children, number of bedrooms, and your contact information. We will send you all the options available on your dates within 24 hours.
- You can browse the proposed options on our website and choose the apartment that is most suitable for you and inquire about the possibility of renting a specific apartment by selecting the said apartment from the list in the Inquiry Form.
Once the client informs us about their final decision to reserve an apartment on the selected dates, the said apartment moves to the Block List and is reserved for the client for three business days.
The client undertakes to deposit 50% of the rental amount within the three days.
Only a prepayment of 50% of the rental amount within three days guarantees your accommodation booking. If the deposit has not been received in this time period, the reservation is automatically canceled without any prior notice and the property is again offered for rent on any available dates.
If, after making a deposit, the client, for whatever reason, decides to cancel their reservation or cancel their trip entirely, the deposit is not refunded.
The remaining 50% of the rental amount must be paid by the client along with the security deposit at the time of checking in or within 24 hours after.
A security deposit is an amount of money (usually ranging from 15,000 to 30,000 Baht, depending on the class of real estate) paid by the tenant upon check-in. If necessary, the security deposit covers damage to property or any other damage caused by the tenant as a result of misuse, or negligent use of the property. A security deposit is mandatory for all clients. The client shall be notified about the amount of the security deposit in advance upon reservation. Security deposit may be made in any currency; your own banknotes will be returned to you upon check-out. Security deposit is returned to the client upon check-out.
What does the Rent Price include?
The rent price includes the exclusive right to use the leased property with the purpose of living and recreation, as well as the right to use all the household appliances in the apartment without any restrictions.
All properties are rented clean. Two sets of bedding for each bed, as well as sets of towels for each guest are provided. Guests need to do their own laundry and change their own bedding; cleaning the rented property is also the guest’s responsibility.
If necessary, guests can look for assistance at the office of the management company (located on the ground floor in the lobby of the condominium) and order their cleaning, laundry and bedding change services.
Additionally, upon check-out, the guest pays utilities used (electricity and water), according to meters: 7 Baht per 1 kWh of electricity and 25 Baht per 1 m3 of water.
- Wire transfer to our Thai bank account;
- Payment via Paypal (all major credit cards accepted);
- Cash transfer via Western Union or MoneyGram;
- Cash payment at our office in Hua Hin.
IMPORTANT! All transaction fees, bank charges and fees, conversion and cash withdrawal fees etc. costs for transferring payment to us are paid by the sender. If the amount received in Thai Baht is less than indicated on the invoice, the remaining amount is to be paid upon check-in.
Check-in and Check-out times
The client must notify the agency of their estimated check-in or check-out time by phone 087-503-14-77 (+66-87-503-14-77 if calling from overseas) or via e-mail at least 48 hours in advance.
Check-in or Check-out from 24:00 to 06:00 is subject to fee of 500 Baht.
Upon cancellation, the deposit paid by the client for property reservation will NOT be returned.
No later than 1 month prior to the scheduled arrival date, the client may request to change it to a later or an earlier date and such request may be accepted if the property is available in this time period and the date change is approved by the property owner.
Switching to a different property is not possible.
Our agency assumes no responsibility for loss of your personnel effects or damage or injuries inflicted on your person or accidents that may happen during your stay in rented accommodation. Properties belong to third parties, while we act as an intermediary between you as the tenant and the owner of the property.
Unfortunately, NO PETS are allowed in our accommodations.
Complaints & Maintenance
Our agency does its best to maintain all the listed apartments and their equipment in a proper manner and working condition on behalf of the owners. However, any equipment might fail or might need to be replaced. If during your stay you notice any broken or malfunctioning household appliances, please let us know immediately so that we can address it as soon as possible.
Drugs & Hazardous Materials
Guests are strictly prohibited from bringing or storing explosive or flammable materials, as well as items that are prohibited by the Thai law (drugs, weapons, etc.) in our apartments.
In case of lost apartment keys, guests will be charged a penalty of 1000 Baht per key.
All our apartments are rented for private use only. It is strictly forbidden to use the space for parties, weddings and other big events. Violation of these rules may result in immediate eviction without refund of the security deposit.
All tenants must comply with and follow the internal rules of the Marrakech condominium.
